These cottages were built about 1925. For nearly 75 years my cottage (right) enjoyed access to solar energy for every hour that the sun was shining. About 1998, before I owned the cottage, New Zealand regulations and the Wellington City Council encouraged the then owner of the cottage on my northern side to extend it as illustrated. This resulted in the destruction of much of the solar-based generation of my cottage. During the winter six months access stops effectively after 30 minutes of sunrise till after 1pm i.e. my solar-based generation capacity has been nearly halved. In saner cultures such civic behaviour is considered barbaric. The previous owner of my cottage told me he had felt pressured to agree with the neighbour's demands to for him to approve the design. I should stress that the current owners of the dwelling (who bought the dwelling as is) are in no way responsible for the destruction of capacity. Rather the responsibility rests with urban planning regulators and city authorities who are more concerned with "city development, growth and progress" than with protecting valuable urban solar-based generation of resources. Such activities make a mockery of Government proposals to bring in "energy efficiency rating" systems for buildings. An individual could spend many thousands of dollars retrofitting and developing a dwellings solar potential for following generations of families, only to have the investment ruined by such destructive construction practice. The Minister must initiate regular audits of urban solar-based generation capacity.

run in a due North line. My cottage is on the right.
